Mulberry Street located in Baltimore’s Central Business District. The 23,143 square foot building was purchased by 7 West Mulberry Partners, LLC. The purchase price was $1.2 million. Built in 1835 and expanded in 1892, this building, is designated a Historic Landmark and contributes to the Cathedral Hill National Register Historic District. Originally built as a house, the structure was converted into a school by the Roman Catholic Archdiocese in 1892. Over its 170-year existence, the structure has served as home to the Italian Consulate and then UNITE HERE!, a national union. The buyer of the property is 7 West Mulberry Partners, LLC, a new entity created by a partnership between Trademark Properties and Boston-based Stratford Capital. Trademark Properties, based in Fulton, Maryland recently delivered 505 Park Avenue, a conversion of former office condominiums into luxury apartment units. Located at the intersection of West Baltimore and South Schroeder Streets, the FADC portfolio includes 30 apartment units, 11 commercial storefront units, and just under a half-acre of undeveloped land. The buyer was an investor team lead by Cecil Clarke, President, New Columbia Construction, Inc. The purchase price was $1.6 million. Wendy L. Blair and Douglas R. Kington, co-owners of RE/MAX Commercial Logic represented the seller. The buyer was not represented. Mr. Clarke plans to immediately begin renovations to the historic storefronts. On the vacant lot, his long term plans include building a multi-story structure with ground level retail spaces. According to Mr. Clarke, his investment will be “the first phase in the long awaited revitalization of West Baltimore Street, creating a more appealing transition from the UM BioPark.” Mr. Clarke has invested in Baltimore City real estate for over 40 years. His portfolio also includes 700 Washington Boulevard, an 11,878 square foot medical office building he acquired in January 2015, from an entity owned by Bon Secours Baltimore Health System Inc. Kington, represented the owner, My Plan Management, LLC, in the sale of 819 E. Baltimore Street, a 3-story, store-front commercial building in the Jonestown area of Downtown Baltimore for $225,000. The buyer of the 3,024 square foot, historic building was The Nolan Group. The buyer immediately commenced demolition and construction of the interior to suit its requirements.
